I Lease a bar / restaurant in Delaware, I am an Irish citizen, what type of visa do I need?

I am a 23 year ancient Irish Guy, I grew up in Ireland and are not entitled to work in the U.S. today. I worked for a company in Delaware, whereas J1 visa (4 months) for the past 5 summers. This is my last year in college and one of the sites owned by the same type that have worked for each summer has become recently available for rent. I desperately want to organize some kind of visa that allows me to operate this business, a bit longer term than the J1 visa this summer will be the last time you can get this visa as it is my senior year in college. Just do not know where to initiation and do not want to call the U.S. embassy in Spain for advice to give you an thought of what I'm talking in this area. Any help would be greatly valued.
